Csokonai Theater to be completed by mid-summer, Sas street underground garage to be a curiosity

Several major investments in the city are unfolding right before the eyes of the citizens of Debrecen, such as the modernization of the Csokonai Theater in the city center and the construction of the underground garage on Sas Street nearby. Bakos Miklós, our company’s CEO, spoke about these spectacular projects on Debrecen Television’s program “Esti Közelkép.”

-“Our colleagues are finishing the final installations of the technology, and we will hand over the theater by mid-summer this year. It was a significant challenge for us to carry out substantial foundation work in a heritage environment. Today, we are perfecting those acoustic elements (reinforcement, effect lighting, stage technology), which are considered unique and top-notch on a European level, and which will provide the essence of this theater.”-

He also added that the exterior environment has been finalized, and finishing works are continuing inside with a smaller team.

Children are also visiting the construction site, where our colleagues conduct interactive presentations combined with playful quizzes.

-“We thought children might be receptive to understanding what goes on in such a theater. We guide them through the completed areas, where our staff shares many interesting facts about the building, and then quiz them for small gifts in return,” –he added.

The Sas Street project was also discussed, noting that due to its final technical specifications, it can be considered a curiosity. The underground garage, built with staggered levels on four underground floors, will include 207 parking spaces suitable for both traditional and electric vehicles

-“The depth and the method of construction are unique: we managed to reach a depth exceeding twelve meters, which is the deepest point of the project, and from there, we are building back up.”-

The development comprises numerous phases, including the supporting diaphragm wall for the excavation pit, followed by the construction of the structure within it. This will not be a conventional, rapidly built garage; instead, we have introduced stricter control measures than industry standards for safety.

Economic Opportunities

All economic players find it challenging to plan amid current price fluctuations. The construction industry has had to overcome many issues, from the Covid-19 pandemic to the ongoing war situation.

“The price increase over the past year has been unprecedented compared to the previous 10-20 years. These cannot be planned in advance, but companies must react as efficiently as possible. We are prepared for this, and our company’s capital reserves and risk management are updated and refreshed annually.”

He emphasized that there has been an average price increase of 25-30 percent, but for some products, it could be as high as 50 percent. Retaining and acquiring workforce is also a difficult issue:

Bakos Miklós also mentioned that although the construction industry is facing tough times nationwide, the economic boom in Debrecen offers opportunities for businesses, so this might be less of an issue in the city.
